Finding and Hiring Reliable Vendors - Article Banner

Smart investors know that screening the vendors and contractors who work on your property is almost as important as screening the tenants who live there. You trust these people to perform work on your property and to keep your investment functional, safe, and habitable.

If you’re an independent landlord managing an investment property on your own, it can be difficult to find the best vendors without overspending. At Parks Property Management, we have the benefit of working with some of the best local vendors. We’ve established relationships that save our clients money and deliver better maintenance and repair work.

Finding the Best Vendors

We insist that all the vendors and contractors we work with be licensed, insured, and bonded. We ask for proof of workers compensation insurance. This is part of our screening process to ensure we’re working with the best professionals in each industry. We hire vendors according to their areas of expertise. Only plumbers do plumbing work, for example, and only the best electricians are used to do electrical work. We won’t send someone to your property who doesn’t have an established record of high quality work and an excellent reputation for service.

Cutting corners and using unlicensed and uninsured workers is a terrible idea. Imagine you hire someone off the street to paint your rental property’s exterior. What if that worker falls off a ladder? Without insurance of his own, you’ll be responsible for paying his medical bills. You’re also putting a lot of extra liability on yourself. Don’t work with anyone who isn’t licensed. Using cheap labor is a great way to find yourself in the middle of an expensive lawsuit. It’s not worth it.

Building Vendor Relationships

When your tenant calls you in the middle of the night with a leaking water heater or a lack of electricity, you want to have a reliable vendor you can call right away. If you’ve never worked with a local plumber before, you’re going to have a hard time convincing a plumber to come out and help you. It’s important to establish relationships with vendors before you need them.

We have spent a lot of time developing our relationships with plumbers, electricians, roofers, cleaners, landscapers, and general contractors. We know that when we need help, their loyalty to us will motivate them to respond swiftly and reliably. The amount of work we give to our vendors means we can always count on them to prioritize our needs ahead of other homeowners. This is a huge benefit to our clients.

A lady holding a phoneOur vendors do us favors when it really matters. Whether we need help with an emergency or advice on how to move forward with a complicated project, they’re here to support us and our clients. They also save money for our owners and guarantee the work they do. We never have to worry that repeat repairs and return trips are going to be necessary. The vendors we work with are professional and they get the job done right the first time.
