Brentwood Rental Property Maintenance
As a Brentwood rental property owner, you may wonder about the condition of your home. You may want to show up unannounced and ask to take a look around. This is disruptive to your tenants and also not allowed by California law.
With Parks Property Management, you won’t have to worry about the maintenance of your property and whether your tenants are taking good care of it. We schedule inspection visits throughout the year in order to change air conditioning filters, check smoke detectors and carbon monoxide batteries, and look for any deferred or unreported maintenance that needs our attention. This allows us to report back to you that your property is in excellent shape and your residents are following the terms of the lease agreement.
Move-In and Move-Out Inspections are Thorough and Well-Documented
Before your tenants move into the home, we conduct a thorough move-in inspection. We look for any maintenance items that may need our attention and we make sure it’s clean and ready to be occupied.
We take pictures of everything and our detailed notes are loaded into our inspection software. Every minor thing is documented; from ceilings to closets. We want to make sure we know exactly how your home looked when your tenants took possession.
After your new residents have moved in, we give them an opportunity to note any imperfections or concerns on the inspection report. Then, all parties sign it – giving us a thorough, transparent, and well-documented reflection of your property’s condition.
At the end of the lease term, we offer your tenants a pre-move out inspection and we let them know what kind of work needs to be done in order to restore the property to its move-in condition. We know the difference between tenant damage and wear and tear, and our security deposit accounting reflects that.
We make establishing good relationships with tenants a priority. This allows us to easily and thoroughly maintain your investment and protect its condition. You won’t have to worry about excessive damage or deferred maintenance. You can always keep up with how the home looks by logging onto your owner portal and reviewing inspection reports.

Emergency and Routine Maintenance Protects Your Investment
At Parks Property Management, we take a preventative approach to maintenance. We know that repairs only get more costly and complicated when they’re left to fester. Emergency calls are treated urgently, and we’re also responsive to tenants calling about simple repairs. We don’t want to risk small issues becoming large problems.
Our maintenance plan addresses both emergency and routine issues. It reflects:
Online repair requests.
Emergency maintenance line that’s answered 24 hours a day.
Routine inspections of HVAC systems, roofs, electric, and plumbing.
Cost effective budgeting and planning.
Maintaining your home is more efficient and effective than ever. Our property managers are accessible when your tenants need to report a problem, and we take a close look at your property and its functions every time we have the opportunity to get inside.
Your investment is protected and its value continues to grow.
Licensed and Insured Vendors Limit Liability
The right vendors and contractors play a huge role in the way we maintain your rental property. We only work with licensed and insured vendors who are bonded, professional, and stand by their work.
Working with Parks Property Management, you spend less on repairs. Our preferred vendor list is committed to our company and our properties. They appreciate the volume of work they get from us, and they’re quick to respond and generous with discounts. All those savings are passed onto our owners, who appreciate our vendor relationships and our commitment to keeping maintenance costs low.
Your return on investment (ROI) depends on manageable maintenance costs. It also depends on a well-maintained investment. We know how to deliver both.
