Help introduce and get the appraiser into your investment ASAP to ensure a smooth refinance. Fee is only if appraiser requires manager to be present. - $125

CA law is very strict on landlord entrance. So we've worked with council to develop a plan for bi-annual maintenance our team does which allows access into the property, then we're permitted to also inspect the building for any further issues we might want to speak with the residents about. - $75

If the Owners property requires extensive repairs, a Project Management Fee will be billed. Examples of PROJECTS would be, but not limited to:• New garage door • Remodeling Interior painting (whole house) • Exterior painting (whole house) • Preparing rental for sale (waived if Parks Properties represents owner) • New fences As you can see a PROJECT is anything that is replacing a major property component. These PROJECTs will come with 3 or 4 estimates, weekly progress photos along with email/call. Progress payments to the vendors involved & reports showing overall project and notes. - 7.5%

Property Maintenance

We have a dedicated team of qualified vendors to ensure prompt repairs and we are on-call 24/7/365 for emergencies.

Rent Collections

We manage all rent collections for your property. Our strict policies and standards are in place to collect rent as effectively as possible.

Eviction Process Handling

We use an attorney to assist with the eviction process in the unlikely event a resident needs to be removed from the property. This enables us to win an overwhelming majority of our eviction cases.

Property Accounting & Reporting

We have an accounting team who oversees all accounting and reporting functions and utilizes technology to help use multi authentication to ensure trust funds are kept safe.

Monthly Owner Statements

Our owner packages consist of Income Statement, Cash Flow Statement and Balance Sheet each month along with copies of invoices of any bills we paid.

Year End Package

At year end, you will receive your end of year statement detailing incoming/outgoing payments on your property, any maintenance reports and any other relevant information.

Annual Tax Prep Fee

Everything you need to file your taxes and keep life simple.

ACH Owner Payments

Owners monthly disbursement is processed between the 7th-11th of each month and deposited directly to your bank account using ACH.

Utility Management

During vacancies we'll switch utilities into our company name. Expenses are billed to the property once bills are received.

Resident Package

Parks Properties hold a master renters policy which ensures the residence is always compliant. Secondly, not all renter policies are the same and can vary drastically. Ours is more comprehensive and cheaper for the residents. We also other NSF waivers, reporting to credit bureaus, ACH and resident portals to streamline maintenance and accounting.

Move-out Inspection

At move-out, a separate inspection is documented and compared with the move-in inspection, outlining any remarks or possible reductions from the held security deposits.

Assist Appraiser with Access

Help introduce and get the appraiser into your investment ASAP to ensure a smooth refinance. Fee is only if appraiser requires manager to be present. - $125

Bi Annual or Annual Maintenance & Inspections

CA law is very strict on landlord entrance. So we've worked with council to develop a plan for bi-annual maintenance our team does which allows access into the property, then we're permitted to also inspect the building for any further issues we might want to speak with the residents about. - $75

Home Improvements / Projects

If the Owners property requires extensive repairs, a Project Management Fee will be billed. Examples of PROJECTS would be, but not limited to:• New garage door • Remodeling Interior painting (whole house) • Exterior painting (whole house) • Preparing rental for sale (waived if Parks Properties represents owner) • New fences As you can see a PROJECT is anything that is replacing a major property component. These PROJECTs will come with 3 or 4 estimates, weekly progress photos along with email/call. Progress payments to the vendors involved & reports showing overall project and notes. - 7.5%

Oversee Insurance Claim

Processing claims can be very time consuming and needs specialized training to process successfully. - $100 Per Claim

Close Out Fee

Once a property is sold or we've parted ways there are many tasks that take time to ensure it's a smooth transition. - $100 Per Property

Eviction Assurance<strong>*</strong>

While managing a property, if a resident we place has to be evicted, we will handle the cost of the eviction, up to $2,000. *The Eviction Assurance, Damage Assurance and Pet Assurance items are only applicable if tenant was placed by Parks Property Management. ** 20% off bundle deal if signed up for the Eviction Assurance, Damage Assurance and Pet Assurance (Save $5 per month!). - $10/Month Per Unit

Damage Assurance*

While managing a property, if a resident we place causes damage to your property, in excess of the Security Deposit, we will make the repairs, up to $5,000. *The Eviction Assurance, Damage Assurance and Pet Assurance items are only applicable if tenant was placed by Parks Property Management. ** 20% off bundle deal if signed up for the Eviction Assurance, Damage Assurance and Pet Assurance (Save $5 per month!). - $10/Month Per Unit

Pet Assurance<strong>*</strong>

The Parks Properties team is incredibly helpful to set up and run your rental property if you are new to the business. ... With their experience in the industry, you can rest assured they cover all the details from setting up a lease to filling out the necessary reports to your city.
