Rental Property Maintenance & Inspections that Protect your Asset

Rental property maintenance is rarely fun to think about. You might be worried about the costs involved in responding to routine repairs and replacements. There’s also the threat of emergency maintenance – what if there’s a leaking roof or an electrical fire?

We have systems in place to protect your property from deferred maintenance, unexpected emergencies, and out-of-control expenses. Our maintenance plans are preventative, cost-effective, and designed to protect the condition and value of your property.

Save Money on Repairs with Routine and Preventative Maintenance

w

Responsive Maintenance Processes

We have someone available to respond to emergency issues 24 hours a day and seven days a week. If something unexpected occurs, your rental property won’t be neglected. We respond to emergency repairs with the sense of urgency that’s required to keep your tenants safe and protect your property from damage.

Fortunately, emergencies are rare because we have a process in place to ensure preventative measures are taken and routine repair requests are responded to promptly. We won’t wait for small problems to become larger and more complex.

Routine maintenance requests are made online by tenants, which is convenient and secure for them. It also allows us to document all the work that’s done at your investment property.

The team of vendors and contractors we use are licensed, insured, and professional. We utilize our preferred network to take care of preventative issues as well, including:

  • Landscaping
  • Pest control
  • HVAC inspections and service
  • Seasonal maintenance
  • Roofing and electrical checks

Maintenance costs always seem to be going up, and we’re always working hard to keep them controlled – negotiating the best deals and discounts for our owners.

Maintenance and Tenant Relationships

We work closely with tenants to ensure they are following the lease agreement and taking care of your San Ramon investment property.

Before moving in, we discuss the lease agreement in detail, including the process for making maintenance requests. Tenants understand their responsibility of letting us know right away when something breaks. Our goal is to discourage unreported maintenance issues and to train tenants to communicate with us directly and openly when maintenance is required. It’s better for them, and it’s better for your property’s condition.

Our residents understand and respect the integrity of your home. We see them as our partners in maintaining your property.

The attention and responsiveness we provide when it comes to maintenance helps us establish and develop positive, professional relationships with tenants. This contributes to tenant retention, lowering your vacancy and turnover costs.

Tenants want to live in well-maintained properties. We meet that expectation when we’re managing your home.

U

Rental Property Inspections

Inspections give us a good idea of how your property looks and whether any work is needed. They’re invaluable to San Ramon property managers.

We start with a detailed and thorough move-in inspection before your tenants take possession of the property. As we move through your home, we’ll take lots of pictures and make detailed notes so we can accurately document the condition of your home.

The move-out inspection is equally important. After a tenant has vacated, we go through the home again, looking for any potential damage and making notes of work that will need to be done while we get the property ready for new tenants.

Getting inside your property at least once during the tenancy is important. It’s our opportunity to look for deferred or unreported maintenance and to check on the condition of your home.

So, we let tenants know we’ll be changing air conditioning filters, checking smoke detectors and carbon monoxide batteries, and looking for anything that needs our attention. This is agreed to in the lease agreement, and we always provide plenty of notice.

Once the inspection is complete, we report back to you that your property is in excellent shape and your residents are following the terms of the lease agreement.
